The office building is located in Calgary’s downtown core and was completed in 2013. The office tower, 1,358 parking stalls and approximately 26,865 gross leasable square feet of retail space is leased to Ovintiv Inc. (formerly Encana Corporation) until 2038. Rent escalations will be at 0.75% per annum on the office space and 1.5% per annum on the parking income.
The Bow features a curved design shaped by both environmental and organizational analysis. The tower faces south, curving towards the sun to take advantage of daylight and heat, while the resulting bow-shaped plan, maximizes the perimeter for private offices with unobstructed views of the Rocky Mountains.
The Bow also features a central atrium that runs the full height of the tower and acts as a climate buffer zone, insulating the building and helping to reduce energy consumption by 30%. The Bow contains three “Sky Gardens” on the 24th, 42nd and 54th floor that are communal spaces featuring maturing trees, seating, meeting rooms and local elevator cores to enhance the social dimension of the office spaces by providing an opportunity for the interaction amongst employees.
